Without a doubt, one of the greatest factors in real estate investing success is the ability to find great real estate leads. This is a critical component, regardless of which method of real estate investing you are doing. If you are buying foreclosure property, you will need leads to foreclosures. If you are looking into buying commercial real estate, you will need leads to buildings that have the greatest income potential that are in a nice part of town. Without the ability to generate real estate leads, you might as well get a day job.

So, how do you find a real estate lead then? One simple method to consider is advertising. You could place an advertisement in the local newspaper, for example, that states your interest in purchasing a certain kind of property. It really doesn’t matter what you’re looking for. A very simple advertisement that lists the attributes of the property you’re looking for will generate more leads than you might initially think.

At first you might think a newspaper advertisement is far too simple a tool for generating the really good leads. This couldn’t be further from the truth. It’s not uncommon for someone to decide to sell a piece of property to someone after reading such an  advertisement. There could be many reasons for this. The seller could be in a hurry to sell and doesn’t want to take the time for traditional marketing through a realtor. The property could also be distressed and nearing a foreclosure. A quick sale for some people could be just the ticket for avoiding the foreclosure headache.

Another often overlooked real estate lead generation technique is word of mouth. Simply go out and talk about it. Tell people around town that you are interested in a certain kind of property and ask them if they know of any good leads. You might be surprised at the great leads you come up with like this. And people tend to remember what you’re in the market for. They may not have a lead when you ask them but two weeks later when their Aunt Shelby suddenly needs to unload her duplex in a hurry, your name will be remembered and you will be the go-to-guy (or gal) to see if you’re interested.

As you can see, finding great real estate investor leads isn’t rocket science. You don’t need to use sophisticated real estate lead generator software and you definitely don’t need any underhanded strategies. The tried and true techniques of advertising and word-of-mouth will give you a lot of mileage for your investing portfolio.
